Registration Instructions
To register, click on the “Click here to register now” link. Type in all required information including:
- Real Name (must be your full name, example: John Smith)
- Username (this is a nickname that will identify you on the website)
- Email (your real email address is required to complete the registration process)
- Address: a valid Community address as street address, city, state, zip
- Phone (your home phone number)
Click on the “New User” button. Please read the registration rules and privacy statement. At the very bottom, you can either click on “Finish” to proceed with registration, or “go back” to change the information you entered.
You will receive an email containing the username you entered and a password. Click on the link in the email to complete registration. Enter your username and assigned password to login to the website. Please note that the password is case-sensitive and must be entered exactly as it appears in the email.
Once you are logged in, we recommend changing your password. Click on "your account". Click on "change your info". Scroll down to the very bottom of the screen, and you will see a section for changing your password. Type your new password in BOTH boxes. By entering your password twice, you can be sure that you didn't have a typo. Make sure you click on the "save changes" button at the bottom of the screen.

Re: Vandalism
As you know, we recently implemented a new parking policy which includes new marked spaces
throughout the community. A letter describing the policy was distributed to all residents last month. The
policy includes a provision allowing home owners to park in front of mailboxes during the evening hours
only (7pm-9am). The new policy and marked spaces have been well received by most of the
community and appear successful at alleviating the parking issues we have had in the past. Despite
this success, we wanted to alert you to an unfortunate circumstance. One resident’s car has been
vandalized twice by what appears to be another resident who left an anonymous note complaining
about the car being parked in front of the mailbox. Vandalism is not tolerated for any reason at
Morningside Place. We have encouraged the victim to file a police report and we are asking all
residents to keep a watchful eye on the community and report any suspicious activity. We know you
share our concern and our expectation that this behavior will stop immediately. For your reference, we
are once again including the new parking policy below. Thank you.
The following rules govern parking within the area of Morningside Place:
1. Homeowners owning a garage and a driveway are expected to use the garage and its attendant driveway
to park their vehicles.
2. Homeowners not owning a garage …”shall be entitled to the use of at least one automobile parking
space, which shall be as near and convenient to such Owner’s Lot as reasonably possible.” (Covenants,
page 20, para. h)
3. Parking on the common area, that is the streets, is limited as follows:
a. Parking is permitted only on the lower road, the middle road, and middle transverse road of the
property.
b. Parking is permitted only on the right hand side of the approved streets, as one enters the
property.
c. Permitted parking areas will be demarcated by the painted and shaped marks on the
pavement at appropriate intervals.
4. Parking is allowed in front of mailboxes during the overnight hours only, that is, between 7:00 PM and
9:00 AM. These parking places will not be marked. All vehicles must be moved away from mailboxes by
9:00 AM Monday through Saturday. This parking privilege will be revoked upon receipt of 3 complaints by
US Post Office officials or Morningside Place residents within a 60-day period or an accumulation of 12
such complaints in one year.
5. Parking is never allowed off the street, that is, on seeded areas, or mulched areas, or hardscaped areas.
6. Parking on both sides of a street is strictly prohibited to allow for the safe passage of emergency vehicles.
7. Enforcement of these parking regulations may result in fines, towing the offending vehicle, or both.

There is adequate parking for both homeowners and guests so long as common sense and civility prevail. Please
be courteous and considerate of others.

Re: Architectural Policy Notice – Roof Ridge Vents
Hello neighbors! We wanted to share with you information about an optional enhancement that
is approved for all units: Roof Ridge Venting. Ridge Vents are installed under the ridge cap
shingles at the top of a roof. One of the reported benefits is increased energy efficiency; a
primary reason why some residents have requested the installation of this feature. To view what
a ridge vent looks like, look at the top of the roof at unit 1119 or 1154.
As some of you may know, several years ago our roof shingles were replaced and many units
are still under a materials warranty. Our warranty is dependent on maintaining the integrity of
the roof structure in compliance with warranty specifications. Since many of us are looking to
conserve energy, the Board decided to proactively work with our preferred roofing contractor,
Tower Roofing, to pre-approve ridge vents for any unit owner that desires one.
If you decide to install a ridge vent and want to use our approved contractor, you do not need to
go through the Architectural Review process. Instead, you may simply contact Tower Roofing
(contact information below) and schedule an estimate. The individual unit cost of installing a
ridge vent is dependent on several factors, but for our structures you can expect an estimate
between $500 and $600 dollars. Note that in the current economic climate material costs
continue to climb frequently and, therefore, your estimate may be higher depending on when
you would option to have the ridge vent installed. Additionally, the contractor wanted us to note
that for two unit buildings (those without firewalls extending beyond the roof line), there may be
some savings if both unit owners contract for the ridge vent at the same time.
The Board does not require that you use Tower Roofing to complete the work. However, if you
would like to install a ridge vent with a different contractor, you must submit a formal
Architectural Request. Additionally, there are other options that accomplish a similar result (such
as powered roof vents), but all such options also require that you submit a formal Architectural
Request. Again, it is imperative that any changes to the roof be approved to ensure both
adherence to Architectural Policy and the continued validity of our roof material warranty. The
option to bypass the approval process is being offered for ridge vents installed by Tower
Roofing only.
